City of Ramsey <br /> <br />1~153NOWTHEN BOULEVARD N.W,, RAMSEY, MINNESOTA 55303 · (612) 427-1410 <br /> <br />November 26, 1991 <br /> <br />Mr. George Cowles <br />19731 Rush Street <br />Elk River, MN 55330 <br /> <br />Re: Sketch Plan Review; Cowles Addition <br /> <br />Dear George: <br /> <br />This letter :is in response to your request for a minor subdivision in the City of <br />Ramsey to.be named Cowles Addition. We have received the sketch plan which <br />consists of one sheet drawn by John Oliver and Associates dated received by the <br />City on November 21, 1991. We offer the following comments: <br /> <br />Gcn_eral: The proposed plat is in the Rural Business District and consists of <br />approximately 3.2 acres. The property currently consists of two unplatted <br />lots and one outlot and is proposed to be reconfigured into two platted lots. <br />The property is developed with The Party House, C&L Canvas Crafts, a <br />private residence and an accessory garage. The property is being platted to <br />accommodate the sale of The Pan), House structure, accessory garage and <br />the desired amount of open area to the VFW. <br /> <br />-) <br /> <br />LotSizes and Dimensions: The minimum lot width in the Rural Business <br />District is 200 feet. Neither of the lots, as they are currently configured, <br />meet the minimum lot width requirement because there is not a sufficient <br />amount of frontage on Hwy. #10. As they are proposed to be platted, Lot 2 <br />will be brought into conformance with City Code requirements for lot <br />width. The lot width deficiency is not a result of the platting. The <br />minimum lot size is one acre; Lot 1 is proposed to be platted at 2.22 acres <br />and Lot 2 will be .967 acres. As currently configured, none of the <br />structures on Lot 2 meet side yard setback requirements on the common <br />property line. The common property line between Lots 1 and 2 has been <br />platted so that all structures on the properties will meet setback <br />requirements. The one story steel building on Lot 1 is currently situated on <br />the. property line. However, the plat will bring the adjacent outlot into the <br />subdivision, thereby providing for a 16 foot side yard setback for the steel <br />building. <br /> <br />Aec. ess m Lots: No construction of streets into the plat will be required. The <br />two tots will be served by an existing shared access onto Hwy. #10. <br /> <br /> <br />
