Plat Review of Wood Pond Hills <br /> <br />Dick: <br /> <br />We are in receipt of your preliminary plat for Wood Pond Hills which consists of four (4) sheets <br />(preliminary plat, boundm"y survey, ~ading and drainage plan, and utility plan) ch-awn by <br />McCombs Frank Roos Associates, Inc. and dated August 16, ]991. We offer the following <br />comments: <br /> <br />.General: The property is approximately 72 acres in size, is zoned R-1 Urban Residential <br />and is proposed to be subdivided into 135 lots. The plat is proposed to be developed in 4 <br />phases. <br /> <br />JOt ~iz¢: The minimum lot size in the R-1 Urban Residential District is 10,800 square feet. <br />Ail lots in the plat meet the minimum square footage. <br /> <br />Lot Dimensions: The minimum frontage in the urban district is 80 feet or 90 feet on comer <br />tots. For cul-de-sac lots, the frontage is measured at the building setback line. All lots in <br />the plat meet the minimum lot dimensions. <br /> <br />.~.ul-de-sacs: None of the six cul-de-sacs proposed in the plat exceed the 600 foot length <br />limit. However, a portion of the northernmost cul-de-sac in Block 8 is on property that is <br />not within the plat boundaries. Lots 1 through 6 ofBiock 8 cannot be final platted until all <br />necessary right-of-way for the street is dedicated. The developer should explain how this <br />is proposed to be accomplished. It would seem that the cleanest way to handle this is to <br />bring the parcel involved with providing the additional street fight-of-way (PIN 25-32-25- <br />23-0007) into the plat. This would also eliminate the need to plat Out_lot H in order for it to <br />be conveyed to the owner of PIN 25-32-25-23-0007 in exchange for the additional street <br />fight-of-way. <br /> <br />Wetland: Protected Wetland #2-114P is situated on the property and an.',, work below the <br />ordinary high water mark (858.1) will require a DNR permit. <br /> <br />MUSA: The northernmost 12 lots are not within the MUSA boundary. These lots are <br />proposed to be developed in Phase II of the plat; it is anticipated that the subject area will be <br />within the MUSA by the time Phase I7 is developed. <br /> <br />.Utilities: The plat is proposed to be served by sewer and water. The developer and owners <br />have petitioned the Ciu, for sewer and water. The public hearing has been held and the <br />City approved the project as a part of the Wood Pond Improvement Projects (Chestnut <br />Hills, Cedar Hills, Windemere Woods, Chestnut Pond and Wood Pond Hills). <br /> <br /> <br />
