Streets: Streets which terminate at the plats boundaries with undeveloped lands, provide <br />reasonable potential to be extended in a logical manner. It should be noted that the street <br />between Block 10 and l I will extend beyond the plat and terminate in a cul-de-sac. The <br />ultimate distance of this cul-de-sac will be 900 to 1,000 feet, <br /> <br />o <br /> <br />Sunfish Lake Drive: The point at which Sunfish Lake Drive is proposed to traverse the <br />wetland on the western edge of the plat is one of the wider areas in the wetland. <br />Consideration should be given to realigning that portion of Sunfish Lake Drive slightly to <br />the northwest at a point in which there is a narrowing of the wetland. <br /> <br />10. <br /> <br />p~k Dedication: There is no park dedication identified on the prelimina.ry plat. The City's <br />park plan shows a trail running through this property from Flintwood to the elementt[ry <br />school; How will this trail be accomplished? <br /> <br />11. <br /> <br />Access_ to County Road #5 (Nowthen Blvd. N.W.): Preliminary comments from the <br />County Highway Department express concern over the manner in which the existing <br />private driveways for thc structures east of Block 8 will be accommodated. Maintaining the <br />existing driveways onto County Road #5 a few feet away from the new roadway would be <br />unacceptable. The developer should obtain an agreement with the adjacent property owners <br />to rel~ate their driveways onto the newly constructed streets. <br /> <br />12. <br /> <br />~ A preliminary grading and drainage plan has been prepared by McCombs <br />Yrank Roos Associates, Inc. dated August 16, 1991. The Fading plan is generally <br />acceptable. Prior to final plat release, this plan should be amended to include house pad <br />elevations and sediment control during construction. <br /> <br />The Ramsey Planning and Zoning Commission will be meeting on Tuesday, November 5,1991 at <br />7:30 p.m. in Order to conduct the public hearing and consider your request for preliminary plat <br />approval of Wood Pond Hills.
