CASE <br /> <br />REQUEST FOR A HOME OCCUPATION PERMIT; <br />CASE OF JIM KREUSER <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City recently adopted a Home Occupation Ordinance that established Provisions for <br />residents to: apply for a home occupation permit to operate a business within an accessory <br />structure. <br /> <br />Jim Kreuser ~esides at 17731 Eaton Street and has been operating, a custom cabinet business <br />within an accessory structure located on his property for the past 17 years. The bus~ness is <br />considered !llegal~ non-conforming and therefore Mr. Kreuser submitted a home occupation <br />permit application to bring his business, Kreuser Cabinets, into compliance. <br /> <br />The followinl~ items are enclosed for your information: <br /> <br />a) ! Site location map <br />b) i Letter from the Applicant <br />c) ~ Site Layout <br />c) i Proposed findings of fact <br />d) <br /> <br />. prOposed home occupation permit <br /> <br />Notification: <br /> <br />In accordance;, with State statute, Staff notified property owners within 350 feet of the subject <br />property of th~ public hearing. <br /> <br />Observationsi <br /> r <br /> <br />The newly adopted Home Occupation Ordinance states that a person can apply for a permit from <br />the City to op6rate a business within an accessory structure if the property is at least three acres in <br />size, said busihess:is low intensity, and does not adversely affect the character of the residential <br />neighborhood.~ Jim Kreuser's parcel is 3.1 acres in size and according to his letter dated January <br />12, 2004 (atta.~hed to this case), his business operation appears to meet the intent of the Home <br />Occupation Otrdinance. <br /> <br />City Code statues that fbr a parcel three acres in size one non-resident employee is permitted. Mr. <br />Iq'euser empl~s his son-in-law who is a non-resident. Vehicular traffic trips are not to exceed 2 <br />trips per hour her standard business day or 16 trips within a 24 hour period. Kreuser Cabinets has <br />a maximum of 3 material truck deliveries per month, no clients coming to the property, only one <br />employee, anc[ operation hours are Monday through Friday 8:00am - 4:30pm.
