Hort0n H~)mes have submitted a preliffiinary plat:that proposes to subdivide a total of 22.4 acres contained within the RamseY T°,wh Center Addition, plat. He stated approximately 13.5 acres on l~s ~lat will be subdivicl~ as outlots, With the remaining 8.9 acres platted as residential l?[i~:fi~i'` ~tre. et right-of-way. 'H~ indicated the subject property is north of the platted right-of-w!a~::~f East Ramsey Parkway and wes~ of Ramsey Boulevard. The preliminary plat shows a t~tal of 103 total housing units. ,,. ~ . Assistant ,Community ~eVelopment Direct~ Trudgeon indicated the property is currently zoned Town Cerit~g~ l'J~glib°rh°od DiStrict!'. ;The TC-4b District allows for residential uses at a net density of Ul~:l~-1~its per acre. He indicated that the plan shows a net density of 11.5 units per net acre. Th¢~i~r_4b District allows for town homes and condominiums. He advised the plat shows 77 toWrt h~es in 16 separate buildings. The 22 condominiums are located in three buildings. He i~dic'~ted.de~tailed review of the plans and elevations of these units will be done as part of thelsite l~lan aPPk°~al process. Assistant Co~i'ngunity Development Director Trudgeon stated in reviewing the layout of the lots and units ~I~p~rt ~f the sketch plan review, Staff had several observations about the lot · ~}[ · . . configurat~oa mi part of the sketch plan rewew. He indicated Staff suggested that the Developer look at relo¢iat~g the open space contained in the middle of the western units. He indicated that the Plannihg C~mmission and City Council determined the western green space was acceptable subject to the pfovis, ion of additional green space with the eastern units. He advised additional green space hasibeen provided between the back to back condominium units in the form of trails and plantings. He indicated Staff did have concern with the grades of the northern green spaces.
