He stated the preliminarY~ :plat shows all of the row house <br /> town home u~ts meeting this setback with the exception ,of,Lots 8,:9, and 10 of Block 1. He <br /> indicated that ~lue to the curve in the right-of-way of East'Ramsey Parkway the sidewalk was" <br /> further than 20 feet from the front of the units. After <br /> discussion wi~ the Developer and the City Council, Staff finds the following situation <br /> acceptable. He <br />indicated all pablic:streets will be at least 32 feet wide in accordance with City street standards. <br />He stated; there are some technical corrections that need to be changed on the street plans as <br />described ~mtih~ C~ Staff Review Letter. <br /> <br />Assistant Corn~ty Development Director Trudgeon indicated the ~ading and drainage plan <br />was reviewed 'an~i~nerally conforms to city standards He stated there are a few more items <br />relating to the ?drai~ige plan :that need to be provided 'to City Staff prior to the City Council <br />approval that ate described m the C~ty Staff Rewew Letter He advised a tree preservation lan <br />was approv ~ed/g the final plat stage of the Ramsey Town Center Addition. As a result of that <br />plan, severa~as were identified as tree save areas in conjunction with the initial mass grading <br />of the site. ~furtlier advised the City will need to review and approve a revised tree inventory <br />of the trees ~h~aining on this specific development parcel as well as a revised tree reservatio~ <br /> · t- ~ P <br />plan prior ~to~ fi~al approval of the development. He indicated the Developer is in the process of <br />supplying ~Staff with the appropriate information needed to complete the analysis of the tree <br />preservation plan.
