NE <br />Minneapolis, ~Vl2q 55421 <br /> <br />Re: Prelimtdary Plat Review: <br /> <br />Dear John: <br /> <br />Ramsey Town Center 2~a Addition <br /> <br />We are in receipt of your preliminary Plat to develop a plat within the Ramsey Town Center for <br />103 total houiing iunits (77 row house townhomes and 26 back to back condominium units). <br />The prelimi~ plat consists of 20 sheets prepared by URS and Close Landscape Architects <br />dated Decembbr 23, 2003, Revised January 16, 2004. We offer the following comments: <br /> <br />General: Tlieipreliminary plat is proposing to subdivide a total of 22.4 acres contained within <br />the Ramsey Town Center Addition plat. Approximately 13.5 acres on this plat will be <br />subdivided as buflots. The remaining 8.9 acres will platted as residential lots and street right-of- <br />ways. The sgbjeet property is north of the platted right-of-way of East Ramsey Parkway and <br />west of Ramsey Blvd. <br /> <br />Zoning/l)en$i~: The property is currently zoned Town Center 4b Neighborhood District (TC- <br />4b). The TC~4i} DiStrict allows for residential uses at a net density of up to 15 units per acre. The <br />preliminary pl~t shows a net density of 11.5 traits per net acre. The TC-4b District allows for <br />townhomes an~, condominiums. <br /> <br />Lots: The ip~eliminary plat shows 77 townhomes in 16 separate buildings. (7 four-unit <br />buildings, 5 fige-undt buildings, and 4 six-unit buildings). The 22 condominiums ate located in <br />three buildings (2 eight-unit buildings and. t ten-unit ). Detailed review of the plans and <br />elevations of~se units will be done as part of the site plan approval process. <br /> <br /> [: <br />In reviewing tl~ layout of the lots and units as part of the sketch plan review, Staff had several <br />observations aBOut the lot configuration as part of the sketch plan review.
