Prelimina~: ~lat Review: Ramsey Town Center 2~a Addition <br />January 30,.2004, Revised February 20, 2004 <br />Page3of6 ~[ <br /> <br />Once again, in order to clearly defme allowable driveway lengths, Staff will be bringing forward <br />an amendment to ithe Town Center Zoning Code in March that will allow for lesser driveway <br />lengths when ~the front door faces a public street and the unit has a rear loaded garage. <br /> <br />As stated i~ the setback discussion for the back,to-back units, all driveways for the <br />condominium~ will meet the 25-foot length requirement. <br /> <br />Publie/Privat# Streets. The plat shows a combination of public and private streets. As directed <br />by Staff as p~aff of Sketch plan review, a public street (Olivne St.) bisects the development and the <br />northern easL~e, stiroad (146th Ave.) is now public. All public streets will be at least 32 feet wide <br />in accordance ~vi~ City street standards. <br /> <br />The city standSrd is for all private streets to be under 600 ft. The loop street on the east side is <br />over 600 feet 10ng. i We looked at where 600 feet fei1 measured from the north entrance, around <br />the north end ~d down the east street and also from the south entrance, around the south end and <br />up the east strut. Station 8+00 of Street Horton-07 is -605 feet from each entrance. This <br />geometry will be pointed out to the City Council for their review. <br /> <br />Staff has the following comments on the submitted street Plan: <br /> <br /> · The mifdmum curb radii for private streets is 25'. The radii shown do not meet this <br /> minimum standard. <br /> <br />· The ci~ standard for vertical curves in streets is 20x the algebraic difference or 100 ft. <br /> Several!of the vertical curves do not meet this standard. <br /> !: <br />· The angle at intersections of private streets must be 75°. The following intersections do <br /> not m¢~ this requirement: <br /> <br /> ,/ Olivine Street and Horton 2 <br /> v' Olivine Street and Horton 5 <br /> ,/ ~orton 2 and Horton 3 <br /> · " Morton 5 and Horton 7 <br /> <br />Staff has been working with URS in resolving these issues. The intersection of Horton-07 <br />and Horton-t)5 shOuld be as shown on option 1, Option 2 for this intersection creates a <br />driveway off.17 foot length. Staff feels that the sharper angle on a private intersection is <br />preferable tda shorter driveway. Staff prefers alternate 2 for realigning the driveways to meet <br />the 75 dege~ requirement. Drive Horton-05 should be right in right out. Ail public streets <br />should be 3~ft full length, the neck down areas at East Ramsey Parkway North intersections <br />and 146tt~ A~e N,intersections should be removed. <br /> <br /> <br />
