Private streets will not be eligible for transfer to public maintenance <br /> in the ~ture. <br /> <br /> · The de~veloPment is providing 15 parking nodes along the private streets east of Olivne Street. <br /> The p~kin$ areas will be pull-in parking 'spacei. As a result of discussions with the City <br /> Council, the development is also now proposing to provide additional parking spaces along <br /> the no,hern private road. [You have proposed several areas of open space. The western open space will be <br />behind the r6~ hot'se units and will contain landscaping, an arbor, benches and special pavers. <br />This open spa~e will also contain two "rain gardens" that .will treat the stormwater runoff prior <br />to disch.arge ~to? the stormwater system. As mentioned during the February Planning <br />Commission :nieeting, please provide a detail showing the types of plantings that will be used in <br />the rain garden. The open spaces to the east comprise of two green connections. The northern <br />open space Wig contain a trail with pavers, landscaping, and benches. The southern open space <br />will serve m6s~y as a trail corridor. <br /> <br />Access and $1teela: The development will receive access from the public streets of Peridot St. <br />NW, East ~ey parkway, and Olivine St. NW. It should be noted that there will be no direct <br />access to Rams ey Blvd. into this development. <br /> <br />.Grading a.n_d ! ~raitia~e: The grading and drainage plan was reviewed and generally conforms <br />to city standard i. Items remaining to be addressed include submittal of a table specifying house <br />type, garage eleYati6n, minimum floor elevation and street grade. <br /> <br />Further information regarding the drainage calculations is needed to show how the run-off from <br />this developmefit fi~ with the model developed for entire Ramsey Town Center project. <br />Specifically the[calc!alations must demonstrate that this development does not exceed the <br />anticipated run6ff for this parcel. <br /> <br />These plans sh%!ld be submitted to the LoWer Rum River Watershed Management Organization <br />(LRRWMO) fo~ a permit. Calculations do not need to be submitted to the LRRWMO but the <br />submittal shouki reference the master calculations and the drainage structures impacted. <br /> <br /> <br />
