Councilmember Kurak inquired about the references to parking on the north side, and why there <br />is not parking included on the west. <br /> <br />Assistant Community Development Director Trudgeon reviewed the streets where on-street <br />parking will be allowed. He explained in the west area there would be parking all along the <br />outlying street where guests and visitors could park. The front doors will be along the street. <br />The only exception to the parking on both sides of the street would be East Ramsey Parkway, <br />which is a one-way street. <br /> <br />Councilmember Kurak stated parking is a problem in these developments if it is not planned out <br />well in the beginning. <br /> <br />Councihnember Strommen inquired if there is a sidewalk on the street paralleling East Ramsey <br />Parkway. <br /> <br />Assistant Community Development Director Trudgeon replied there are no sidewalks in the back <br />of the units. In relation to some of the comments regarding some of the street intersections, the <br />developer is proposing to have a slightly offset intersection, which actually lengthens some of the <br />driveways. He reviewed the location and explained staff has requested a right in/ right out <br />intersection, which they feel is workable. <br /> <br />Councihnember Pearson asked if all of the sight lines at the intersections have been addressed. <br /> <br />Assistant Public Works Director Olson explained that is one of the primary reasons for the 75- <br />degree requirement there currently is for all intersections. Some of the intersections are being <br />reworked to be sure they comply. Staffhas also asked that anywhere there is less than 32 feet, at <br />least a 25 foot radius be required. This is actually one of the areas that will be looked at with the <br />sight distance triangle policy that will be brought back to the Council next Tuesday. He is <br />confident the sight distance triangle will be accomplished with each of these intersections. <br /> <br />Councilmember Zimmerman inquired if the City's new fire truck can fit down these streets. <br /> <br />Assistant Community Development Director Trudgeon responded in the affirmative. <br /> <br />Councilmember Cook inquired if anyone visiting one of the houses that would face Ramsey <br />Boulevard by car would have to use a rear entrance through the garage. <br /> <br />Assistant Community Development Director Trudgeon responded in the affirmative and <br />explained that is why a 25-foot driveway is required. Regarding tree preservation, he explained, <br />the determination of RTC was that the remaining trees are not considered significant. Staff has <br />looked at that and tends to concur for the area where the units will go. There are some spruce <br />trees on the edge that may be worth saving. However, staff would like to focus efforts on the <br />additional trees closer to Highway 116 due to the density of the development, and that if they try <br />to save those trees they will lose units.
