Subd. <br /> <br />Subd. <br /> <br />16 <br /> <br />17 <br /> <br />any of those named above, glass, pre-finished (other than <br />galvanized iron), or a plastic, and if there is a color <br />retention guarantee of a minimum of twenty (20) years, <br />and if forty-two (42) inch full perimeter frost footings <br />are included. If any metal materials are utilized, there <br />must not be any exposed fasteners used and guard rails or <br />posts, curbs, or buffer strips must be installed to prevent <br />impact to the building. <br /> <br />F_ <br /> <br />The building design should exhibit building lines, shades, and <br />angles to enhance energy conservation. <br /> <br />F. Security lighting is required on the exterior of the building. <br /> <br />Exterior Maintenance of Buildinos <br /> <br />Every exterior wall, foundation and roof of any building or structure <br />shall be reasonably watertight, weathertight and rodent-proof, and shall <br />be kept in a workmanlike state of maintenance and repair. Exterior walls <br />shall be maintained and kept free from dilapidation by cracks, tears or <br />breaks"or from deteriorated plaster, stucco, brick, wood or other <br />material that is extensive and suggests neglect. <br /> <br />The protective surface on exterior walls of a building above ground level <br />shall be maintained in good repair so as to provide a sufficient covering <br />and protection of the structural surface underneath against its <br />deterioration. Without limiting the generality of this section, a <br />protective sudace of a building shall be deemed to be out of repair if (a) <br />more than 25% of the area of any plane or wall on which the protective <br />surface is paint is blistered, cracked, flaked, scaled or chalked away, or <br />(b) more than 25% of the pointing of any brick or stone wall is loose or <br />has fallen out. <br /> <br />~lat <br /> <br />and Pl¢n AD.Droval <br /> <br />Subdivision plats must be submitted to the City Planning and <br />Zoning Commission and the City Council in conformance with City <br />subdivision regulations prior to development in an Light <br />Industrial District. <br /> <br />A site plan and security agreement shall be required pursuant to <br />Section 170.017L of the zoning ordinance. <br /> <br />A complete set of building plans and specifications certified by a <br />registered architect and engineer, sewage disposal and water <br />supply plans must accompany the site plan. <br /> <br />Do <br /> <br />No development shall be allowed until the Planning and Zoning <br />Commission has reviewed and made a recommendation and the City <br />Council has approved the deed restrictions for such a district and <br />evidence of filing such restrictions is given to the City Council. <br /> <br />12 <br /> <br /> <br />
