13. 14. 15. 16. 17. 18. 19. 20. 2t. 22. That the proposed use will/will be harmonious with and in accordance with the specific objectives of the Comprehensive Plan. That the proposed use will/will not be designed, constructed, operated and maintained in order to be harmonious and appropriate in appearance with the existing and intended character of the B-3 Highway Business District and the proposed use will/will not change the essential character of the B-3 Highway Business District. That the proposed use will/will not be hazardous or disturbing to existing or future neighboring land uses. That the proposed use will/will not be an improvement to the property in the immediate vicinity and to the community as a whole. That the proposed use will/will not be adequately served by essential public services and facilities. That the proposed use will/will not create excessive additional requirements at public cost for public facilities and services and that the proposed use will/will not be detrimental to the economic welfare of the community. That the proposed use will/will not involve uses, activities or processes that will be detrimental to persons, property or the general welfare. That the proposed use will/will not be consistent with the intended purposes of the City's Zoning Chapter which states that conditional use permits may be issued for uses that are generally compatible in the district for which they are proposed. The motion for the adoption of the foregoing resolution was duly seconded by Councilmember and upon vote being taken thereon, the following voted in favor thereof: and the following voted against the same: and the following abstained: and the following were absent: whereupon said resolution was declared duly passed and adopted by the Ramsey City Council this the~ day of ,1992.
