The facility is proposed <br />to house a re'tall/mhnufacturing operation on the above named property. We offer the following <br />comments'. Accordingly, a request for a conditional use permit has also been <br />initiated. The adjacent parcels are also zoned B-3 Highway Business. <br /> <br />Lot CetX, era,,2e: City Code limits lot coverage to 35%. The subject property is 53,174 <br />squa¢eit~feel! in size. The proposed structure is 3,472 square feet. The proposed <br />development will cover approximately 6.5% of the lot. <br />Buil¢in~ Elevation: City Code requires the finished floor elevation to be 18 inches above <br />the ce:n!erlit~e of Riverdale Road N.W. The proposed structure elevation is approximately <br />21 inCh~s above the road centerline. <br />Setba:cl~s: City Code requires 35 foot front yard, 10 foot side yard and 35 foot rear yard <br />setbaCEJS fo~ structures in the B-3 District. The proposed structure location provides for a <br />97 fool~ froBt yard, 25 and 140 foot side yard, and 80 foot rear yard setbacks. C~.ty Code requires loading facilities to be located at the rear of the structure.
