~UPPORT~NG ~NFORMATIO~ <br /> <br />Rezoning documentation is presented to establish a reasonable <br />boundary for~ land use development by the Owner and generally <br />consistent with present zoning regulations of the City. The <br />following tw~ pages present information in this regard: <br /> <br /> LAND USE APPLICATION FORM - CITY FORM (Rezoning) <br /> PROpoSED ZONING MAP (EXISTING & PROPOSED.) <br /> <br />The property i~o be rezoned is property owned by Max Schwartzman and <br />Sons and the Fa~e Construction Company within Section 34 T32 R25 in <br />the city of'Ram~ey for which the Preliminary Plat is filed known as <br />Faye Addition. ~ The property of 103 acres is within two zoning <br />districts of~ithD City. A line lying 1000 feet southerly of and <br />parallel to '!th~ south line of Trunk Highway 10 is the zoning <br />district boundary between the B-1 Business District to the north <br />and the R-1 Residential District to the south. <br /> <br />Present ownership and Property Identification Numbers are as <br />follows: <br /> <br />R342~2-25-22-0005 Max Schwartzman and Sons <br />R34-32-25-23-0002 Faye Construction Company <br />R34-32-25-24-0001 Paye Construction Company <br />R34-32-25-31-0001 Faye Construction Company <br /> <br />Zoning Amendment will simply relocate the zoning district boundary <br />to be consistent with the net plat. Zoning district boundary <br />amendment is.proposed as follows: <br /> <br />B-1 Business District - Ail of land within Faye Addition <br />northerly of a line commencing on the west boundary of the <br />Additi~ at the south line of Lot 1 Block 5 and extending <br />easterly along that line and the south line of Lot I Block 2 <br />and Lot~l Block 4 to the intersection with the east boundary <br />of the Faye Addition. <br /> <br />R-1 Residential District - Ail of the land within Faye <br />Addition southerly of the above line. <br /> <br />Rezoning willlresult in a slight new business area zoning reduction <br />from existin~ zoning. The 7.8 acres of B-1 Business zoned land to <br />be dedicated'~ for parkland and streets exceeds the gross area <br />increase of B-1 zoning. <br /> <br />We recognize:~that the MUSA line amendment is still pending. We <br />have planned ide~elopment anticipating the amendment and propose to <br />stage final ~l~tting and development west of the existing line <br />until the MI3SA line is amended. <br /> <br /> <br />
