The proPose~ development consists of a mixture of single family-type <br /> housing ~and~two (2) commercial units. The land area is approximately 50 <br /> acres a~d the total number of proposed units is 182. This results in a <br /> densit9 i'of ~.6 units per acre. <br /> <br />2. The cur~entizoning on the property consists of urban residential and urban <br /> businesSl. To develop the property as a PUD, the land will require rezoning <br /> in acco~.d&n~e with City Code 170.O14G. <br /> <br />3. In revt~w of the general requirements of City Code 170.O14G, Item 6 states <br /> that a nlini~um of 20 percent of the area shall be used for private or <br /> public~Ogen~air recreational uses protected by conveyances or dedications. <br /> In review of the park dedication in the first addition, the required <br /> additional ~pen space is 2.13 acres. The proposed plat shows aprpoximately <br /> 1.77 acres ~f open space. <br /> <br />4. In revieW o~ the preliminary plat requirements, the proposed PUD did not <br /> show the approximate location of all buildings and structures. <br /> <br />5. In review O( street right of way widths, the main residential streets are <br /> 60 feet andithe cul-de-sacs are 50 feet with lO0 feet turnarounds. <br /> <br />6. In review o~ the lot sizes and widths, the lot sizes vary from approximately <br /> 5,950 toi]lOjO00 square feet and lot widths vary from approximately 60 to 80 <br /> feet at theibuilding setback. <br /> <br />7. We have prepared preliminary utility plans as part of the feasibility <br /> study. The final feasibility study with final cost estimates will not be <br /> <br />t~iril a municipal · planning · soils · land surveying <br /> <br /> <br />
