DAVID <br /> L'~ ~UELKER: <br /> <br />Mr. Da. vid Guelker of 1591Z St. Francis Blvd. NW, representing his <br />grandmother, Ms. Esther Guelker, is requesting authorization to subdivide <br />by ~e.tCs and bounds a parcel approximately 1.7 acres in size which is <br />designated as Parcel "A" on the attached enclosure. Presently there are <br />dwellings on Parcels "A" (David Guelker), "C" (Esther Guelker), and "D" <br />(Jaqk G~uelker). Parcels "B", "C" and "D" are separate parcels of record <br />bUt par,eel "A" was always a part of Parcel "C". <br /> <br />Mrs, Ggelker's health is failing and to insure her grandson has his home <br />withoUt~dissension among the heirs, she has given David a quit claim deed <br />tc~ Parcel "A" which only has frontage on an easement and. is deficient <br />in size ~so we cannot, therefore, approve of the filing without a variance. <br /> <br />In View of the fact that the property does have access via a 66' wide <br />easement for a future street and it has existed for several years as a separate <br />residence, we feel that granting a variance would be appropriate. <br /> <br />Corn mi,~sion Action: <br />four ,you~ consideration: <br /> <br />The following proposed motion is hereby submitted <br /> <br />Motion by and seconded by to recommend <br />apPgoval/disapproval of Ms. Esther Guelker's request to subdivide by <br />metps and bounds a parcel of land approximately 1.7 acres in size <br />desCribed as follows'. <br /> <br /> That part of the Northeast 1/4 of the Southeast 1/4 of Section <br /> 14, Township 3Z, Range ZS, Anoka County, Minnesota described <br /> as follows: Commencing at a point on the South line of said <br /> Northeast 1/4 of the Southeast 1/4 distant 10 feet East from <br /> the Southwest corner said Northeast 1/4 of the Southeast 1/4; <br /> thence East along said South line a distance of 596.83 feet <br /> <br /> <br />
