I <br />! <br />I <br />I <br />I <br /> <br />CASE ~4: <br /> <br />RE~EST FOR CONCEPT APPROVAL OF A SKETCH PLAN; CASE OF MR. <br />A R~U~ RAUDIO: <br /> <br />Mr. Arthur Raudio of Ramsey Center Partnership (First Guaranty Corporation) <br />has requested that you consider concept approval of his sketch plan for a <br />portion df his'property adjacent to the Rum River and just east of T.H. #47. <br />We determined that there was not sufficient information provided to warrant <br />the-engineer to prepare a report and therefore, this is only a discussion item <br />and no action will be necessary. <br /> <br />It is app.~ent from the sketch, a copy of which is attached as Exhibit "A", <br />that 'Mr.'~ Raudio will also be seeking rezoning to residential, as the propert <br />in question is zoned urban multiple business. <br /> <br />A few prbblems we can see are as follows: <br /> 1) Ail the land is not addressed. <br /> <br /> 2) The. M.S.A. street through the area should be considered. <br /> <br /> 3) There is only one means of access to the property. <br /> <br /> 4) Virtually none of the requirements of the ordinance for sketch plan <br /> approval have been addressed. <br /> <br />In view. {of this, we feel the only responsibilities you have at this time are <br />to .i,ndiCate to Mr. Raudio if you think residential use would be appropriate <br />and dire~t Mr. Raudio to engage someone to prepare a sketch plan, including <br />all the property in question, for your next regular meeting. <br /> <br /> <br />
