Th~ other reason for the irregular configurations was to meet the 200' <br />frontage/40' c~l-de-sac setback requirement. <br /> <br />Mr. Raatikka showed Mr. Sentyrz a way to meet the 200' frontage/40' cul-de-sac <br />setback reqUirement that would eliminate the irregular lot configurations and <br />still retain the .938 acre size per lot. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The Commission then discussed a'-10' utility easement around all lot lines. <br /> <br />Mr. Sentyrz stated that he is willing to construct a temporary Class 5 street <br />until such~ti~e as utilities are installed and paving is done. <br /> <br />Commissioner ,Deemer stated that he would like to see Mr. Sentyrz delay his <br />request an~ research possible alternatives that the City would make available. <br />Commissioner ~emer also stated that the plat is deficient and he will not <br />vote favorablY. <br /> <br />Commissioner Zimmerman agreed with Commissioner Deemer. <br /> <br />Motion by commissioner Deemer and seconded by Commissioner Zimmerman to table <br />this request.for Oakridge Industrial Park Preliminary Plat approval until all <br />deficiencies are Provided for. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Deemer, Kennen, <br />Zimmerma~,-He~driksen and LaDue. Voting No: None. Absent: Commissioner <br />Johnson. <br /> <br />Co~m, issioner ~immerman and Mr. Raatikka stated that the soil borings would not <br />be requi~ed in this case. <br /> <br />Mr.. SentFrz i~quired if the motion means there will be another 30 day delay in <br />obtain prelimS'nary plat approval; that this is the fourth time he has approached <br />Planning and ~oning for this particular preliminary plat approval. <br /> <br />Chairman. PeteFson replied that Mr. Sentyrz can request a special meeting of <br />Planningand,~oning at a cost of $195.00 and another public hearing will not <br />be necessary. <br /> <br />Commissioner ~immerman pointed out that the Commission is concerned with <br />develO~ the area with a system of roads that will be condusive to future <br />develola~e~t ~n the area. <br /> <br />Mr. Sentr~z ~tated ~hat he is confused as to what Planning and Zoning wants; <br />first the Co~mission wanted the plat with a cul-de-sac, that was provided and <br />then the Commission requested a plat with a through street and when that <br />was provi~ed~ the Commission went back to requesting a plat with a cul-de-sac. <br /> <br />Chairman Peterson reviewed past minutes regarding this request for preliminary <br />plat approva%.
