Application to minor subdivisions, in the event of <br />a minor Subdiv!sion, the provisions of this Chapter shall apply to the new' lots being created <br />rather thanlthe gross area being subdivided. <br /> Subd. 13. Application to resubdivision. <br /> <br /> a. In the event of a resubdivision of a parcel for which park dedication <br /> requirements have previously been met, no additional park dedication <br /> requirements shall be imposed as a result of the resubdivision <br /> providing the overall density of development of the parcel remains the <br /> same as the density allowed under the zoning in effect at the time of <br /> the initial subdivision. <br /> <br /> b. In the event that park dedication requirements were met through the <br /> use of a fee per dwelling unit or based on the value of the <br /> improvement, additional park dedication shall be made for each new <br /> lot created under resubdivision. <br /> <br /> The park dedication fee shall be based on the specified contribution <br /> per dwelling unit for residential properties resulting from the <br /> resubdivision. <br /> <br />9.50.50 <br /> <br />Construction of Improvements <br /> <br />Section 9.50.50 is hereby repealed and amended to read as follows: <br /> <br /> Subdivision 1. General conditions. Upon receipt of preliminary <br />approval: of a ~lat by the City Council and prior to Council approval of the final plat, the <br />subdivider~ shall make provision in the manner hereinafter set forth for the installation, at <br />the solecxpeng, e of the subdivider, of such improvements as shall be required by the City, <br />which imProve~ments may include, but are not limited to, streets, sidewalks, public water <br />systems,:s~it~ry sewer systems, surface and storm drainage systems and public utility <br />services.~ Theijastallafion of said improvements shall be in conformity with City approved <br />construction plans and specifications and all applicable City standards and code sections. <br /> Subd. 2. Basic improvements required. <br /> <br /> a. Policy. It is hereby declared to be the policy of the City to, as soon <br /> as practicable after approval of the proposed plat, require the <br /> installation of all of the following improvements within the <br /> subdivision: <br /> <br /> 1. Stage I Improvements: Major construction items needed to <br /> be constructed with a plat prior to issuance of any building <br /> permits: <br /> (a) Trunk Sanitary Sewer (Urban) <br /> (b) Trunk Watermain (Urban) <br /> (c) Trunk Storm Drainage Facilities (when spec/fled <br /> (d) Source and Storage (Furore Water Facilities) <br /> (e) Lateral Sanitary Sewer (Urban) <br /> (f) Lateral Watermain (Urban) <br /> (g) Lateral Storm Sewer and/or Ponding <br /> <br /> <br />
