We offer <br />the following comments: <br /> <br />General: The property is zoned Planned Unit Development and is a phase <br />of Northfork 5th Addition, which received preliminary plat approval on <br />Ma), 22, 1990, and consisted of 430 acres to be developed with 120 <br />residential lots and an I8 hole golf course. The first phase of Northfork <br />5th Addition, Northfork Links, consisted of the golf course and 14 <br />residential lots; Northfork Links 2nd Addition platted 2 more residential <br />lots; Northfork Links 3rd Addition was a replat of 4 lots in Northfork Links <br />into 3 lots. This proposal for Northfork Lake Addition consists of 18 more <br />residential tots. This is one more lot than was originally approved in the <br />preliminary plat for the area of Northfork 5th Addition. However, the <br />overall density remains the same for Northfork 5th because of the loss in <br />one lot as a result of Northfork 3rd Addition which replaned 4 lots into 3. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. <br />concept modifications approved at the time Northfork 5th Addition received <br />prelirnina.D, plat approval, all of the lots in Northfork Lake Addition provide <br />for at least 160 feet of road frontage at the property line or the building <br />setback line and are at least one acre is size. <br /> <br />Soils: All of the lots contain a minimum of 27,225 square feet of Class A <br />soils and are therefore deemed suitable for on-site septic systems. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Norrhfork Park <br />Dedication Agreement, the cash contribution due for park dedication <br />purposes on Northfork Lake Addition is $9,000.00 (18 lots x $500/lo0. <br /> <br />Streets: The northernmost east/west streets coming off of Andrie Street <br />has already been constructed. The remaining streets have not been <br />constructed; a financial guarantee will be necessary to ensure their <br />construction. Also, the street names will need to be added to the plat. The <br />street names will deviate from the assigned grid names, but will follow <br /> <br /> <br />
