That the proposed uses will not adversely impact traffic in the area and the amount of hardsuffaced off-street parking spaces currently existing on the subject site is in compliance with City Code requirements for the intended uses. That the proposed use will not be dangerous or detrimental to persons residing or wor 'king in the vicinity of the proposed use. That the proposed use will not substantially or adversely impair the use, enjoyment or market value of surrounding B-3 Highway Business and l-Industrial properties. That the proposed use will be harmonious with and in accordance with the specific objectives of the Comprehensive Plan. That the proposed use will be operated and maintained in order to be harmonious and appropriate in appearance with the existing and intended character of the B-3 Highway Business District and the proposed use will not change the essential character of the B-3 Highway Business District. That the proposed use will not be hazardous or disturbing to existing or future neighboring land uses. That the proposed use will be an improvement to the property in the immediate vicinity and to the community as a whole. That the proposed use will be adequately served by essential public services and facilities. That the proposed use will not create excessive additional requirements at public cost for public facilities and services and that the proposed use will not be detrimental to the economic welfare of the community. That the proposed use will not involve uses, activities or processes that will be detrimental to persons, property or the general welfare.
