Danny's Aluminum Processing, Inc. shall be responsible for removing <br />debfisicau!ied by vehicles using the aluminum processing facility. Debris removal activities <br />shall he in ~tituted promptly following information of such accumulation. In the event the <br />Per~'t Ho!der fails to remove debris within 24 hours of notice of accumulation by the City, <br />the City m~y cause such debris to be removed. The City shall bill the cost of such removal <br />to the~Per~it Holder and payment shall be remitted within 30 days of the date of such <br />billifltl. Visual checks for debris accumulation shall be made at least once daily by <br />emP~o~,ees!of the Permit Holder. <br />Operati0.~s Equipment. All equipment and vehicles utilized in the conduct of business <br />at DhfinY slAluminum Processing, Inc. shall be periodically inspected and maintained to <br />minimize ~hoise, odors, safety and fire safety concerns and to assure optimum pollution <br />control. <br /> <br />Water, Qqality. Surface and ground waters originating outside and passing through or <br />adjaaent tolthe Site and runoff water discharged from the Site shall, at its point of departure <br />frornthe S~te, meet all applicable federal and state water quality standards as they exist from <br />time'tO tim~ during the period of this CUP. The operator shall perform any water treatment <br />necessary ~ comply with applicable state and federal water quality standards as they exist <br />from time !to time during the period of this CUP. Grading and drainage plans shall be <br />submitted Co and approved by the City Engineer. Berming shall be installed as necessary to <br />control run!-off. <br />Screen. ing,i The Permit Holder agrees to screen the aluminum processing facility on Lot 1 <br />from lmy p~blic street. Such screening shall be achieved using fencing, grading, landscape <br />eiemeflts, ag, d/or plant materials which will achieve 100% opacity. Supplemental screening <br />of thee. Sit4 may be ordered by the City to comply with the then current screening <br />reqUix~e~ts for outside storage on industrial property. <br />Off-$1~reett Parking. Off-street parking shall be provided such that there is at least one <br />parkin£ space for each employee on the maximum working shift plus three spaces for <br />visitor [parl~ing. <br /> <br />SurfaCing [of Work Areas. All storage areas, parking areas, maneuvering areas and <br />driWv~ay ~eas shall be surfaced with bituminous or concrete and finished with B-612 <br />concrete c~bing. <br />StructUres~ and Site Improvements. The placement, design and construction of new <br />struct~es dr additions to existing structures and site improvements shall comply with City <br />COd6a~. p~vided within the Site Plan Development Permit, and applicable state codes and <br />oSHAireq~irements. <br /> <br />Building ~ermits. No construction or remodeling of any structures shall commence <br />prior icl the issuance of a building permit by the City Building official and site plan approval <br />bY the ti* ~ouncil. <br />Publlcilml~rovements. The Permit Holders agrees to join in a petition for street and/or <br />seWer a, nd ~Water improvements when such petitions are presented. However, the Permit <br />HoldCr~doe~ not relinquish rights under Minnesota Statutes Chapter 429, or Ramsey City <br />Code'(2hap~ :r 4, to appeal the amount of the assessments. <br /> <br /> <br />
