City of Ramsey

15153 NOW"THEN BOULEVARD N.W., RAMSFY, MINNESOTA 55303 - {612} 4274410

I
I

August 27, 1992

Dan Karst
Danny's Aluminum Processing, Inc.
14050 Basalt Street N.W.
Ramsey, MN 55303

Re: Request for site plan review

We have received the four (4) sheet set site plan and two (2) sheet set of
architectural plans for your proposed structure on Lots 2 and 3, Block 4, Gateway
North Industrial Park Plat #2 drawn by t--Iakanson Anderson Associates and
Graphic Design Architects dated August 26, t992. The facility is proposed to
provide indoor space for the disassembly of engines and transmissions portion of
your aluminum processing facility. We offer the following comments:

Zoning: The subject property is zoned Industrial for which this type of
activity is a permitted use.

Lot Coverage: City Code limits lot coverage to 35%. The proposed
s~ucture is 13,000 square feet, which represents 16.1% of the total area of
Lots 2 and 3.

Building El.evafi0n: City Code requires the finished floor elevation to be l 8
inches above the centerline of Basalt Street N.W. The proposed structure
elevation is approximately 27 inches above the road centerline.

Setbacks: The proposed location of the structure meets the 40 foot front
yard setback. However, the proposed location of the structure encroaches
on the 35 foot rear yard setback by 4 feet and is situated on the common lot
lines between Lots 2 and 3. City Staff recommends that Lots 2 and 3 be
combined at Anoka County and the structure will then more than amply
meet the 20 foot side yard setbacks. As a follow-up, the City would vacate
the standard drainage and utility easements currently located on this
common lot line.

Off Street Parkin. g Spaces: City Code requires I parking space for each
employee on the maximum working shift; the site plan indicates 10
employees. A total of 11 parking spaces are proposed on the site ptan, one
of which will be designated for handicapped use.

I
I
I'
I
I

I
I
I
I
I
I
I
I
I
I
