The proposed structure docs not have loading docks, but <br />there arc 1 ! overhead doors proposed to be located on the north and south <br />sit, es of the building. In the opinion of City Staff. the placement of <br />o~J~rhead doors as proposed is reasonable because thc north and south sides <br />ofi the building do not face Basalt Street and them is not sufficient <br />m~m~ euv~g area in the rear of the building. <br /> <br />D~sigv of Off-Street Parkine. Driveway and Loadin~ Areas: City Code <br />requires that all of these area.~ include cUrb and guner ~nd be surfaced with <br />c0.~crete or asphalt. The site plan proposes to meet all of code <br />re4uirements, with the exception of the southernmost hard surface driveway <br />arum of Lot 2. It is assumed that the curbing was eliminated from this area <br />so[as not to hinder traffic flow between the new building and the existing <br />facility on Lot 1. <br /> <br />Utilities: The site is located within the Metropolitan Urban Service Area, <br />ho~vevcr, City sewer and water are unavailable at this time. The facility is <br />pta~, posed to be served by an on-site sewage disposal system. The holding <br /> will be a cement type which is appropriate for placement under the <br />payement on Lot 3. <br />L~ndscaping Screening: A ten foot high wood/metal fence for screening <br />pu~-poses is proposed along the east boundary of Lots 2 and 3 and the north <br />bo~hndary of LOt 3. Landscaping is proposed to consist of twenty 6 foot <br />hil~h Black Hills Spruce trees along thc east boundary of Lots 2, 3 and 4. <br />Tli¢ screening and landscaping plan is in conformance with City Code <br />fre~, t~ments. The fence will require a building permit as it is greater than 6 <br />in height. <br /> <br />I0. <br /> <br />11. <br /> <br />D~ aina~e: As a result of this proposed expansion, approximately 1.2 <br />ad iitional acres which cun'enfly are tufted are rendered impervious. This <br />w~ I1 result in additional 4.3 CFS from a rainfall event having a five year <br />re~ ;urrcncc interval. Approximately one-third of this runoff will occUr south <br />of ithe proposed building and be directed toward Basalt Street N.W. and <br />th~'n east along the ditch line where it flows to the north and eventually to an <br />18!inch culvert underneath Basalt Street N.W. The other two-thirds of the <br />ru',~off will be generated north of the building and will be diverted onto Lot <br /> <br />,f the property which is being reserved for futUre expansion. I would <br />ommend that some provision be made on LOt 4. to accept the drainage <br />im both the cliteh and the large paved area prior to it being discharged to <br />culverts crossing Basalt Street N.W.
