We offer the following comments: <br /> <br />Generlal: The subject property is currently platted and recorded as Lots 1, 2, 3 and 4 of <br />Block 3, Northfork Links Addition. The application for the minor subdivision is for the <br />purpose of replatting the four building sites into three and an outlot. <br /> <br />o <br /> <br />Lots Sizes ~r~d Dimensions: Reduction of the four lots into 3 increases the lot sizes to <br />a standard in excess of that prescribed for this Planned Unit Development. <br /> <br />o <br /> <br />Outlot A: Outlot A is at the junction of Andrie Street N.W. and 153rd Avenue N.W. It is <br />proposed that this outlot will be professionally landscaped to provide an aesthetically <br />pleasing entre.nee to the residential portion of Northfork Links. The outlot will be privately <br />held and maintained. <br /> <br />Access: Access to the subject lots will continue to be from Andrie Street as previously <br />approved. <br /> <br />Park Dedication: There will be no park dedication due on these lots as park dedication <br />requirements were satisfied when these lots were previously platted as part of Northfork <br />Links. <br /> <br />Drainage: There will be no significant changes in the drainage patterns as a result of this <br />modification to the existing plat. There will be a slight decrease in the amount of runoff <br />due to the fact that the impervious area will be decreased as a result of one less building <br />site. <br /> <br />The Ramsey Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, <br />September 1, 1992 at the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W. to consider your <br />request for sketch plan approval of Northfork Links 3rd Addition. I strongly suggest that you, or <br />your representative, be present at the meeting to answer any questions that may arise. If you have <br />any questions, please don't hesitate to call me.
