City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 - (612) 427-1410 <br /> <br />I <br />I <br />I <br /> <br />September 1, 1992 <br /> <br />Mr. Dennis Peck <br />North Fork, Inc. <br />824 Woodgate Drive <br />Vadnais Heights, Mn 55127 <br /> <br />Re: Final Plat Review; Northfork Links 2nd Addition <br /> <br />Dennis: <br /> <br />We are in receipt of your proposed final plat for Northfork Links 2nd Addition <br />consisting of one sheet dated received by the City on August 31, 1992. We offer <br />the following comments: <br /> <br />General: The property is zoned Planned Unit Development and is a <br />portion of Northfork 5th Addition, which received preliminary plat approval <br />on May 22, 1990, and consisted of 430 acres to be developed with 120 <br />residential lots and an 18 hole golf course. The first phase of Northfork <br />5th Addition, Northfork Links, received final plat approval in January of <br />1991 and consisted of the golf course and 14 residential lots. This <br />Northfork Links 2nd Addition is proposed to plat 2 more residential lots <br />under the 5th Addition preliminary plat. <br /> <br />Lot Dimensions and Area: tn keeping with the Northfork P.U.D. <br />concept modifications approved at the time Northfork 5th Addition received <br />preliminary plat approval, both of the lots in Northfork Links 2nd Addition <br />provide for at least 160 feet of road frontage and are at least one acre is size. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, the cash contribution due for park dedication <br />purposes on Northfork Links 2nd Addition is $1,000 (2 lots x $500/lo0. <br /> <br />Streets: 'The partial construction of an east/west street coming off of <br />Andrie Street will be required to serve the two lots being platted. In <br />accordance with the preliminary plat approved on May 22, 1990, the <br />developer does have the City's permission to vary from the street grid and <br />name the streets in Northfork 5th Addition after Scottish golfers. The street <br />name proposed in Northfork Links 2nd Addition is St. Andrews Lane <br />N.W. Also in accordance with the preliminary plat approved on May 22, <br />1990, the developer must provide the standard 66 feet of road right-of-way <br />but is only required to provide for a 29 foot wide pavement versus the <br />standard 31.
