Two of the three loading docks on the new building face Hwy. #10. City Code requires loading docks to be located on the rear of the building. The Planning and Zoning Commission has recommended site plan approval with the loading bays as proposed. In lieu of this, the applicnt has upgraded the landscaping plan with 3 additional trees to mitigate view of the loading doors on the new building. The proposed exterior facing finish of the building walls and roof is 100% metal. City Code requires that exterior facing finish be 50% other than metal. For this type of use (filling propane cylinders), the National Fire Protection Association recommends all metal buildings; the building code does not allow for any wood in the structural portion of the building. Based on this, the Planning and Zoning Commission has recommended approval of an all metal building and the applicant will has agreed to select a metal siding that is aesthetically pleasing and compatible with the principal structure on the property. In accordance with City Staffs review letter, the site plan has been modified to indicate existing and proposed lighting. Recommendation: The Planning and Zoning Commission has recommended approval of the Skelgas site plan as modified.drawn by Graphic Design dated July 21, 1992 and revised August 6, 1992. Council Action: Motion to: Approve the site plan for Skelgas drawn by Graphic Design and consisting of two sheets dated July 2I, 1992 and revised August 6, 1992 and contingent upon the applicant entering into a Site Plan Development Permit with the City.
