The Permittee will construct and install the following Site Jmpro ~ements on the Site in accordance with the specifications and location as shown on theSite ?lan. The Improvements are the following: a. Coacrete curb consisting of B612 around the perimeter all existing and proposed bit~ ruinous surfacing; b. Ex, ianded bituminous parking lot providing for fifteen (15) parking spaces, one of which shall be designated for handiacp use; c. Ci~s V installation on work area behind the fenceline; d. $it~ grading; e. Lat~dscaping; f. Fe0cing. "the Improvements". FIRE LANES. A fire lane and entrances shall be installed. The exact location of these 5. items On the Site shall be as directed by the City's Fire Chief. 6. LIGHTING. Any lighting installed on the Structure or in the parking lot shall be designed so as lb deflect light away from Highway #10. 7. ov~RHE~j~ DOORS. The overhead doors for admitting vehicles into the Structure are7approVed for location on the south and east walls of the Structure. 8. REt~:SE,$TORAGE. The refuse storage area shall be developed in accordance with City Code ~requ~lrements and completely screened from view. 9. REQ,~NTS FOR BUILDING PERMIT. All site grading, drainage and landscaping requlr~ b~' this permit shall be subject to approval by the City Engineer. 10. IMI:~ROVI~MENT CONSTRUCTION SCHEDULE. The Improvements required shall be conStructe/i and installed on or before June 1, 1993. 11. FINANCIAL· GUARANTEE. In order to insure the installation of the Improvements in accordane~ with City specifications and in a timely manner, the Permittee shall be required to d~p~sit ~ financial guarantee with the City in the form of a cash escrow or letter of credit app~grxl .~y the City, in the amount of Nineteen Thousand Five Hundred Dollars and 001100 ($~9,500), which is 150% of the City's estimated cost of the Improvements. Up°n icor~pletion of the construction of the Improvements, as certified by .the City Engineer, the financial guarantee shall be released and any credit balance remaining in the site PI~ ei~crow account shall be returned to the Permittee. In the event the Permittee fails to construCt and install the Improvements as required herein, the City may complete the ImprOvements with City day labor and/or by letting contracts for said completion and draw upon ~e financial guarantee for payment. Perminee hereby grants permission and a license to thei:Ci~I and/or its contractors and assisgns to enter upon the Site for the purpose of completing the construction and installation of the Improvements in the event of Permittee's default.
