The plat consists of approximately 107 acres and is proposed to <br />be developed ', wi;§ 94 single family residential lots and approximately 40 acres of commercial <br />development/tdjaoent to Hwy. #10. The commercial area is designated as Outlot A and B on the <br />proposed fiaa} plat, The residential portion of the plat is proposed to be developed in two phases. <br />The develope}ys a~,e requesting final plat approval of Phase 1 at this time, which consists of 51 <br />single family residential lots. The construction of these public <br />utilities and streets?are proposed to be privately financed. <br /> <br />All of the firstpha~e of Rivenwick is in the Critical River Overlay District, for which a minimum <br />area per lot 0f;12,!50 square feet is required. All of the lots meet the minimum area and dimension <br />requirements.~ .-. <br /> <br />The plat will be served by two accesses from Hwy. #10, one at Feldspar Street and one at Ramsey <br />Blvd. All lots in, the plat will be served by streets interior to the plat. Riverdale Drive will be <br />developed as:an ,MSA road. In accordance with subdivision requirements, City Staff is <br />recommending tha( only that portion of Riverdale Drive proposed to be developed in the first phase <br />be dedicated iri the first phase. <br /> <br />The City Engi. nee~ has recommended that the plat be revised to add two 20 foot wide drainage <br />easements --;one at the southernmost point of each of the two southerly cul-de-sacs. The final plat <br />will be subject:to a keview by the Lower Rum River Water Management Organization. <br /> <br />In accordance Withithe Park and Recreation Commissions recommendation, land for a park lot and <br />trail is provide~l. Th[e final plat submitted proposes to designate the park lot as Outlot D; City Staff <br />is recommending that this designation be changed to Park. The trail will run along the eastern <br />boundary ofthe Platt and south and west to Outlot H. Following recording of the plat, Outlot H <br />will be conveyed :tO Anoka County for incorporation into the County Park. In exchange for this <br />Outlot H, Ano~ka Cbunty is conveying approximately 4 acres of current County park land adjacent <br />to Hwy. #10 to provide a logical extension for Riverdale Drive to extend through the plat and <br />intersect Hwy.! #10 at Ramey Blvd. The balance of the park dedication will be satisfied by cash <br />payments, Outlot Fwill be retained by the Homeowners Association as private open space. <br /> <br /> <br />
