Bl~m: <br /> <br />i <br />I <br />I <br />I <br /> <br />We are in .receipt of your proposed final plat for Rivenwick consisting of three (3) <br />shects~draWn by Hakanson Anderson Associ,'ttes. Inc. printed June 12, 1992. We <br />offer the following comments: <br /> <br /> Geheral: The entirety of Rivenwick is approximately 107 acres in size. <br /> The approved preliminary plat proposed to subdivide the land into 94 single <br /> farhity residential late and approximately 40 acres of commercial <br />r de'Celopment. The developer has requested final plat approval for what is <br /> proposed to be Phase 1 of the development. It is our understanding that <br /> two phases are proposed for the development of the residential portion of <br /> this plat. Phase I consists of 51 single family lots. The developer should <br /> be ;required to provide the City with the proposed phasing plan for <br /> RiVenwick. <br /> <br />Zqhin-'. 6. The property proposed to be developed in Phase 1 is zoned R-1 <br />Urban Residential for which single family residential lots is a permitted use. <br />The balance of the property in Rivenwick is zoned for single famih, <br />residential units and commercial development adjacent to ~wy. #10. <br />Ho~,ever, even though the plan for the property is a combination of <br />cor)'~mercial and residential uses, those uses did not follow the zonin,, <br />boundaries as established on the City's zoning map. Tile City conducted a <br />pul~lic hearing tomodifv the zoni'n~_ boundaries in 1991. The legal <br />descriptions used were based on the preliminary plat. Now that the <br />property will be developed in phases and the plat has gained an additional 4 <br />acres from the Count)',', the legal descriptions will change from those used <br />last year and it is necessary to conduct another public hearing using the <br />correct legals based on the proposed final plat. The Zoning Administrator <br />v/il,l schedule a rezoning public hearing for the September meeting of the <br />plartning and Zoning Commission. <br /> <br />lt.,al Dimen.sion..s and Areas; Neariv tile entire plat is within tile Critical <br />Ri,,;er Overtav District.
