We <br />offer the following comments: <br /> <br />General; The property is approximately 47.75 acres in size, is zoned R-1 Urban <br />Residential and is proposed to be subdivided into 85 lots. The plat is proposed to be <br />developed in 2 phases in accordance with a phasing plan dated received by the City on June <br />15, 1992. The developer has requested final plat approval of Phase 1 which consists of 50 <br />lots. <br /> <br />Lot Sizes: The minimum lot size in the R-1 Urban Residential District is 10,800 square <br />feet. All lots in the plat meet the n'dnimum square footage requirements. Those lots <br />affected by DNR wetlands contain 10,800 square feet of area above Ordinar5, High Water. <br /> <br />Lot Dimensions: All lots meet the minin'mm 80 foot street frontage requirement and the <br />corner lots meet the 90 foot n'finimum width requirement. All cul-de-sac lots meet the 80 <br />foot width requirement at the building setback line. <br /> <br />Access to Lots: As agreed, no lots will access onto Nowthen Blvd. N.W. and only Lot <br />9 of Block 2 will be permitted access onto Sunfish Lake Drive. If appropriate, all lots with <br />restricted access onto Nowthen Blvd. and Sunfish Lake Drive should be so noted on the <br />dedication sheet of the final plat to be recorded. <br /> <br />Streels. In accordance with the City's Thoroughfare Plan, Sunfish Lake Drive will be <br />constructed to MSA standards. All cul-de-sacs are within the 600 foot maximum length <br />allowed. <br /> <br />UlilHies: The area of Phase I is included in the MUSA. The developer has requested that <br />the improvements be installed by the City. <br /> <br />Pork Dedieg~ion, ]n accordance with City Code, the park dedication due oil the plat <br />would be $42.500 (85 lots x $500). The recommendation of the Park and Recreation <br />Commission is to require a combination of cash and land. The developer is dedicating 1.82 <br />acres for park purposes, which converted to a dollar value ($16,150) represents 38% of thc <br />park dedication due. Crediting $42,500 with the value of the park land ($16,150) resuhs in <br />a total cash payment of due of $26,350. Dividing $26,35(_) by 85 lots results in a cash <br />payment due of $310 per lot, which shall be paid as lots are final platted. Tile total cash <br />payment due with this first phase of Sunny Ponds is 514,570.00 (47 lots x $310). <br /> <br /> <br />
