The ,2ity;has significant interest in assuring that a useable park for residents of the <br /> proP¢ised ',~subdivision is available even under the circumstances that Phase 2 would not <br /> occt~tl for !iome time. Under the present phasing plan, the dedicated park would be without <br /> legal ~acce~ss. It is Staff's recommendation that Lots 18 through 28 of Block 3 be changed <br /> to ouflot ~tatus for development in the second phase and that Lots 1 through 4 of Block 4 <br /> and l..[ots 2 through 5 of Block 5 be substituted for development in the first phase. This <br /> woul~ acc~amplish development of legal access to the park in Phase 1 and would reduce the <br /> total 0umber of lots in Phase I from 50 to 47. <br /> <br />8. 13a~ri~en!s and WMO A~roval: The final plat will need to be reviewed by the Lower <br /> RU~[River Water Management Organization for compliance with the basin plan. <br /> C°rn~en.t~; from this organizationmay require sedimentation basins for which drainage <br /> ease~entsiwill be required.
