The following~tc~s are enclosed for your information: a) ~ Si~ location map c) ~ing Plan d) C~ Staff review letter dated March 18, 1992 e) Pr0~osed resolution f): ~ Proposed development agreement (will be available at the meeting) ObservatiOns: On February 7 19 ~90, the City received an application for the Wood Pond Hills subdivision. On March 6, .9~, the Planning and Zoning Commission reviewed the sketch plan for Wood Pond Hills.. ~ thal~ time, the recommendation was for the developer to proceed to preliminary plat stage. On March 15,~199~, the Park and Recreation Commission reviewed the plat for park dedication requirementS, i ~t :~at time, the recommendation was for a combination of trail land and cash. On Septeml~r~17,: 991, the developer submitted a preliminary plat for approval. On October ~, 19~1, the Park and Recreation Commission reviewed the proposed preliminary plat for Wot:~! pon~ Hills. The developer had requested additional park dedication credit in lieu of the amount~d '.~cated open space on the property. The consensus was that park dedication would consi.~t ~f a ~ombination of land for a trail corridor and cash. It was also determined that Sunfish Lal{~fiV{ would be designated as a bicycle route. The alignment of the trail corridor was tabled until il~N0~ ~mber, 1991 meeting of the Park and Recreation Commission. On Novem!~ 5~ i1991, the Planning and~Zoning Commission conducted a public hearing regarding tli~ ~rol~. Sed plat of Wood Pond Hills. The Commission tabled action on the plat until after the Pai~ ~di~ecreafion Commission made a recommendation on the trail corridor alignment and the alignment ~of Sunfish Lake Drive in the northWest comer of the plat was resolved with DNR. (DNR ~p,~ssed concern regarding whether or not there is public need for the extension of Sunfish Lal~.~ I~ri~. Tom Hovey of DNR also made verbal comments that if Sunfish Lake Drive is constmcte, d, ~tt ~h~uld be realigned slightly to minimize impact on Wetland 2-114P.) On Novem .l:~.ril2; ~991, City Engineer Jankowski wrote a letter to DNR requesting concurrence with a propO~eit r~ ~lignment of Sunfish Lake Drive to reduce impact on Wetland 2-114P and the public need f~th~ ~xtension Sunfish Lake Drive.
