The facility is proposed <br />to house a retail/manufacturing operation on the above named property. We offer the following <br />comments: <br /> <br />Zoning; The subject property is zoned B-3 Highway Business for which manufacturing is <br />not a permitted use. Accordingly, a request for a conditional use permit has also been <br />initiated. The adjacent parcels are also zoned B-3 Highway Business. <br /> <br />Lot Cover~age: City Code limits lot coverage to 35%. The subject property is 53,1'74 <br />square feet in size. The proposed structure is 3,472 square feet. The proposed <br />development will cover approximately 6.5% of the lot. <br /> <br />Building Ele.v.arion: City Code requires the finished floor elevation to be 18 inches above <br />the centerline of Riverdale Road N.W. The proposed structure elevation is approximately <br />21 inches above the road centerline. <br /> <br />S..etbacks: City Code requires 35 foot front yard, 10 foot side yard and 35 foot rear yard <br />setbacks for structures in the B-3 District. The proposed structure location provides for a <br />97 foot front yard, 25 and t40 foot side yard, and 80 foot rear yard setbacks. The <br />structure also meets the thoroughfare setback from Hwy. #10 (110 feet from center]ine or <br />50 feet from property line, whichever is geater). <br /> <br />Off Street Parking Spac..es: City Code requires 1 parking space for each employee on the <br />maximum working shift; the site plan indicates 3 employees. A total of 4 parking spaces <br />are proposed on the site plan, one of which will be designated for handicapped use. <br /> <br />Loading Docks: The proposed facility has three loading bays located on the east side of the <br />building. City Code requires loading facilifies to be located at the rear of the structure.
