I
I
I
I
I
I
I
,I
,I

7. Desimiof Off-Street Parking,. Driveway and Loading Dock Areas: City Code requires that
all {3fr~¢~[lu'eas include curb and gutter and be surfaced with concrete or asphalt. The site
plan .p~op°~es baummoUs surfacing and curbing of the driveway and off-street parking
areai~[ Th:it loading dock area is proposed to be surfaced with concrete. It is our
und'~r{hantling that t~he applicant is requesting that curbing in the loading dock area be
wmvcrll to ~educe the potentml for damage to boat motors when maneuvenng boats and
traiiar~Sin 't ~his area.
8. The site is located within the Metropolitan Urban Service Area, however, City
sow'S:: .ired r,water are unavailable at this time. The facility is proposed to be served by an on-
si.to S~age}, disposal system and a private well. Provisions are also made for a replacement
area fo} a f'.flture drainfield.

9. g{?d,.q~ t.rfiri~ S~r¢¢rlin~: Minimum 20 foot landscape buffers are required and provided for
adJa¢~l :-ti>[U.S. Highway #10 and Riverdale Road N.W. The landscape plan also includes
piari~n ;,3~ll¢'een ash and 2 black hills pine trees; 8 similar ~'ee species exist along the north
and.¢~ t b{undaries of the lot. Additional landscaping is also proposed at the facility
en ~tran ,' an~ building front.

10. ~ [Drainage is directed from the bituminous parking lot in a southerly direction
towari~ R(verdale Road N.W. Drainage from the tufted area north of the building is
dire'ere t ndrthward toward U.S. Hwy. #10. The drainage from the proposed building is
direct¢ t° ~the west side of the building and will flow toward the west property line. Care
will ~ .d {~ be taken to avoid erosion down the relatively steep slope to the west proper~y
line, ~$ ~d~ng of the areas downsn'eam of the downspouts would be an acceptable method
o~ pr¢'~ -.,nt!,gg erosion. The drainage from the parking lot pavement is directed to the south
arid:ill wn [the access drive onto Riverdale Road. Although the paved area is not
partt~ [ar!~_ large, proliferation of such drainage schemes will tend to deluge Riverdale
Roart'~ ,hid~ is relatively fiat. It is recommended that the pavement be drained to the east
edge o; th¢ ~ark. ing lot and allowed to drain overland. This will allow a ~eater opportunity
for the sandy soils to absorb some of the runoff. It also will allow the capture of parking
lot se.d: men~.

1 1. Bpi[ding M~terial,s: City Code requires exterior walls to be of materials that are 50% other
ihari m'.~tai.[ The proposed structure will be constructed primarily of rock-faced concrete
block and .set off by plain concrete block in a contrasting color.

12. ~ ~ :~n-$ite lighting appears to be arranged to adequately illuminate the parking and
lolad.i~lli: ar~ without emitting an excessive amount of lighting off the property.

13. W~ast¢21tnd:Refuse Storage: City Code requires {hat refuse receptacles be located in rear or
side:y~ }d~.~ ~a~d be screened from public view and adjoining property. The waste receptacle
is Pro~.~ed}to be located in the side yard; the site plan does not specify what materials will
be usi~4 to '.s~reen it from public view. .
It is noted that ~t ce~fied lot survey was not submitted in accordance with City Code.

?/
