Backgroundi <br /> <br /> PROPOSED MUSA EXPANSION <br />By: James Gromberg, Project Manager <br /> <br />CASE #2 <br /> <br />The City .is cu[re~tly completing a proposed expansion of the MUSA area located in the City of <br />Ramsey. Th~ p~t0posed expansion of the MUSA boundary would extend the current MUSA <br />boundary to 1 ,$3r'd. Avenue N.W. in the north to County Road #83 (Armstrong Boulevard N.W.) <br />in the west. This i~xpansion would result in the addition of the following acres of property: <br /> <br />The proposed expansion would increase it by 105 acres. <br />The total included in the MUSA boundary would then be <br />214 acres. <br /> <br />The proposed expansion is 821 acres. The total in the <br />MUSA boundary would be 1,014 acres. <br /> <br />Commercial and Business: <br /> <br />Industrial: <br /> <br />Residential: <br /> <br />The proposed expansion is 296 new acres within the MUSA <br />boundary. The total within the MUSA boundary would be <br />367 acres. <br /> <br />Based upon tt~e average rate of consumption for industrial land of 15 acres per year, the City <br />would then hage g reservoir of over 68 years supply of properly within the MUSA boundary This <br />large amount ~f s~i'plus property that is industrially zoned may cause the Metropolitan Council to <br />reject the pro,os ~f):t MUSA expansion. The EDC, in looking at future plans for this area of the <br />City, may wani td'dook at rezoning part of the area that is currently zoned industrial to some type of <br />residential z0n~ng4, thus allowing for a smaller reserve of industrial properly and the easier possible <br />acceptance and~ a~proval of the MUSA expansion. <br /> <br />Commission, Action: <br />After discussion Of the proposed MUSA expansion, the EDC should make a recommendation to <br />both the City }C0,u,ncil and the Planning and Zoning Commission to look at the possibility of <br />changing the ~ning of some of the industrial areas to some form of residential property. <br /> <br />Review Che~ekl~ist: <br /> <br />Project Manager , <br />City Administr~ator <br /> <br />EDC:02/12/92~ <br /> <br /> <br />
