We offer the following <br />comments: <br /> <br />1 Z°'nin'gi il <br /> · The subject property is zoned R-1 Urban Residential, with one exception. The <br /> area of ihe[!Plat designated as Lots 6, 7, 8, and 9 of Block 6 is currently zoned R-3 Urban <br /> Resideritiall. and are part of a parcel owned by Robert Bernstrom. Robert Bernstrom's <br /> parcel i~ prOposed to be purchased by Lord of Life Church to gain additional frontage on <br /> Nowth6n Blvd. It is our understanding that the area of Lots 6-9 will be rezoned to R-1 <br /> ~ . <br /> Urban ~esltldentlal and platted into Fleischer's 2nd Addition. Outiot B of the plat would be <br /> rezoned;.to~-3 Urban Residential and deeded to Robert Bernstrom for future acquisition by <br /> Lord ofiLi~'e. It is through Outlot B that Lord of Life will then gain their additional frontage <br /> desired !on h~owthen Blvd. N.W. <br /> <br />2. General; The proposed plat consists of approximately 47.75 acres to be developed with <br /> mnni~ilSal (rater and sanitary sewer and subdivided into 92 single family lots. <br /> <br />3. Lot Siz~'; a.n~ .Dimensions: The minimum lot width in the R-1 Urban Residential District is <br /> 80 feet,!origO'~b feet on corner lots, and the minimum lot area is 10,800 square feet. Cul-de- <br /> sac lots mcst be 80 foot wide at the sn-ucture setback line. Not all of the lots in the sketch <br /> plan meet these minimum requirements. <br /> <br />AccesS'to Lots: All lots in the plat would be accessed by interior sn'eets; no lots would <br />have dffeci access onto Nowthen Blvd. However, many of the lots are proposed to have <br />direct a¢ce[ss onto a major collector street within the plat. Refer to Item #5 for additional <br />comments,. <br /> <br />DrairlalI¢ :rtBd Wetlands: DNR Wetland #2-658W is located on the north end of the <br />property. DNR has determined the ordinary high water level (OHW) to be 860 feet. All <br />land at for !~elow the OHW is under DNR jurisdiction and permits would be required for <br />any alt~'afions to the basin. No filling would be allowed for the creation of upland. All <br />lots should meet minimum areas (10,800 square feet) based upon land area above the <br />OHW.. <br /> <br /> <br />
