These are both positive aspects. <br /> <br /> The developer has submitted a sketch which is xn acco dance w~th the C~ty s Thoroughfare <br /> Plan [Wh!]~gh~ . provides for the northernmost east/west street intersecting with County. Road <br /> #5 t01 function as a future collector street. The Thoroughfare Plan calls for th~s collector <br /> street~ roi;eventually run from County Road #116 approximately halfway between Ramsey <br /> and Sun. fish Lake Boulevards to Trunk Highway #47 (possibly extending eastward to <br /> Wac~ S$¢et). This east/west collector would generally be located 3/4 mile of a mile south <br /> of 15~rd'~Avenue and 3/4 of a mile north of County Road #116. <br /> <br /> The ~e[ch plan has 13 lots directly fronting on this collector street, which is undesirable, <br /> Som~:su',ggestions for reducing the number of lots having frontage on this collector street <br /> woui~ ir~elude moving the MSA road southward and providing north/south cul-de-sac <br /> street~ b~qking up to the wetland. There may also be consideration of replacing the cul-de- <br /> sac s~ree, t in the middle of Block 4 with one or more cul-de-sacs having access into the <br /> block!°f~ of the east/west roadways. <br /> <br /> The C~ity. i Engineer strongly recommends that the intersection of the proposed collector <br /> street~wi;th County Road #5 have an appropriate tangent section. In addition, I would <br /> gener.hll)~vcomment that reverse curves without tangent sections should be avoided and that <br /> wher~e~possible, interior streets should intersect as tangent sections. <br /> <br />6. Park l~edJcation: Prior to preliminary plat approval, the plat will be reviewed by the Park <br /> trod R~cr~ation Commission. <br /> <br />The PlanningianCl Zoning Commission will be meeting at 7:30 p.m, on Monday, March 2, 1992, <br />to consider y6..ur ~request for sketch plan review of Fleischer's 2nd Addition.
