We offer the following <br />comments: <br /> <br />Zoning: The subject property is zoned R-1 Urban Residential, with one exception. The <br />area of the plat designated as Lots 6, ?, 8, and 9 of Block 6 is currently zoned R-3 Urban <br />Residential and are part of a parcel owned by Robert Bernstrom. Robert Bernsrrom's <br />parcel is proposed to be purchased by Lord of Life Church to gain additional frontage on <br />Nowthen Blvd. It is our understanding that the area of Lots 6-9 will be rezoned to R-I <br />Urban Residential and platted into Fleischer's 2nd Addition. Outlot B of the plat would be <br />rezoned to R-3 Urban Residential and deeded to Robert Bernstrom for future acauisition by <br />Lord of Life. It is through Out. lot B that Lord of Life will then gain their additional frontage <br />desired on Nowthen Blvd. N.W. <br /> <br />o <br /> <br />General: The proposed plat consists of approximately 47.75 acres to be developed with <br />municipal water and sanitary sewer and subdivided into 92 single family lots. <br /> <br />Lot .Sizes and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, or 90 feet on corner lots, and the minimum lot area is ] 0,800 square feet. Cul-de- <br />sac lots must be 80 foot wide at the structure setback line. Not all of the lots in the sketch <br />plan meet these minimum r~uirements. <br /> <br />Access to Lo.rs: All lots in the plat would be accessed by interior streets; no lots would <br />have direct access onto Nowthen Blvd. However, many of the lots are proposed to have <br />direct access onto a major collector su'eet within the plat. Refer to Item #5 for additional <br />comments. <br /> <br />Drainage and Wetlands: DNR Wetland -ff2-658W is located on the north end of the <br />property. DNR has determined the ordinary high water level (OHW) to be 860 feet. All <br />land at or below the OHW is under DNR jurisdiction and permits would be required for <br />an), alterations to the basin. No filling would be allowed for the creation of upland. All <br />lots should meet minimum areas (10,800 square feet) based upon land area above the <br />OHW. <br /> <br /> <br />
