Off Street Parking - Design: In accordance with City Code, a bituminous off-sn'eet park/ng
area currently exists on the site.

Off Street Parking - Sp.aces R¢0_uired: City Code requires 1 parking space for every 3
seats in a restaurant/drinking area; the seating capacity for the bar/dining area is proposed at
130. However, the Building Official computations indicate a maximum occupancy in the
bar/dining area of 184. One parking space for every 3 persons at the maximum occupancy
would be 62. There are no standards established for required parking spaces for
commercial recreational uses. If you apply the restaurant/drinking area requirements to the
recreational use as one space for every 3 golfers and if the course was utilized at maximum
(72 golfers), then 24 spaces would be required. Add one parking spaces for each
employee on the maximum working shift (11). The minimum number of parking spaces
required at the site should be 97; 165 spaces currently exist.

Drainage: All existing and additional runoff from the clubhouse structure will drain
eastward into the goff course ponding system.

Architectural Plans: The architectural plans need to be signed by a registered architect.

Per your request for a special meeting, the Planning and Zoning Commission will be meeting at
7:30 p.m. on Monday, April 13, 1992 to review the proposed site plan. You, or your
representative, should be present at the meeting to answer any questions that may arise. If the
Planning and Zoning Commission recommends approval of the site plan, it will be presented to
City Council at their meeting on Tuesday, April 14, 1992. You, or your representative, should
plan to attend the Council meeting also.

Enclosed for your review is a copy of the proposed Site Plan Development Permit that will be
presented to City Council for approval in addition to your site plan.

tfyou have any questions, please call me at 427-1410.

Respectfully,

CITY OF RAMSEY

Syl,Aa Frolik
Zoning Administrator

City Engineer

cc: Planning and Zoning Commission
