Brian and Laur~.l ~'Ohns are requesting a conditional use permit to construct an accessory structure larger than Cit~ COde allows on their property at 17958 Fluorine Street N.W. Mr. Sohns has indicated in hisrapl~Iication that the structure would be used to store classic cars, and personal lawn and recreation ekluii~ment. The following i!e~s are enclosed for your information: a) g,pp., lication b) $it~ location map c) ~;it{ certificate of survey d) Pr6p0sed findings of fact e) ..PropOsed conditional use permit Obse rvations: According to 12ityi Code as it pertains to the subject property, the accessory structure would be limited to 716 iSquare feet and the total allowable garage and accessory structure space on the property is res!ridt~d to 1,488 square feet. Mr. Sohns is proposing to construct an accessory structure that r~ea~U, res 1,064 square feet. The result of this is that the accessory structure would exceed City C~,,'de)ltmits-- [; for any single structure on the property by 348 square feet and the total allowable garage arb accessory structure space on the property by 248 square feet. The accessory $tructure is proposed to be constructed of materials similar in appearance to that of the principal str[uctui'e on the property. The applicant is also proposing to construct a second driveway to the accessory structure. City Code does not l~roh~ ibit second driveways when they access onto City streets. On numerous o~Cas~ons, the City has granted approval for accessory structures to be constructed at a size larger tl~arti City Code allows for. In reviewing past cases, I have found that on two occasions the ~itY~ denied requests to construct accessory structures larger than allowed by City Code. In one 0as~,ithe request was for a structure measuring 1900 square feet on a one acre lot; Council felt thg: p~posed structure size was too excessive for the size of the lot. In the other case, the applicant already had an 1800 square foot accessory structure on the one acre lot. Recommendation: City Staff recommends approval of the request.
