City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 ,, (612) 427-1410 <br /> <br />August27,1992 <br /> <br />Dan Karst <br />Danny's Aluminum Processing, Inc. <br />14050 Basalt Street N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Request for site plan review <br /> <br />We have received the four (4) sheet set site plan and two (2) sheet set of <br />architectural plans for your proposed structure on Lots 2 and 3, Block 4, Gateway <br />North Industrial Park Plat #2 drawn by Hakanson Anderson Associates and <br />Graphic Design Architects dated August 26, 1992. The facility is proposed to <br />provide indoor space for the disassembly of engines and transmissions portion of <br />your aluminum processing facility. We offer the following comments: <br /> <br />Zoning: The subject property is zoned Industrial for which this type of <br />activity is a permitted use. <br /> <br />Lot Coverage: City Code limits lot coverage to 35%. The proposed <br />structure is 13,000 square feet, which represents 16.1% of the total area of <br />Lots 2 and 3. <br /> <br />Building Elevation: City Code requires the finished floor elevation to be 18 <br />inches above the centerline of Basalt Street N.W. The proposed structure <br />elevation is approximately 27 inches above the road centerline. <br /> <br />Setbacks: The proposed location of the structure meets the 40 foot front <br />yard setback. However, the proposed location of the structure encroaches <br />on the 35 foot rear yard setback by 4 feet and is situated on the common lot <br />lines between Lots 2 and 3. City Staff recommends that Lots 2 and 3 be <br />combined at Anoka County and the structure will then more than amply <br />meet the 20 foot side yard setbacks. As a follow-up, the City would vacate <br />the standard drainage and utility easements currently located on this <br />common lot line. <br /> <br />o <br /> <br />,Off $trcetParking Spaces: City Code requires 1 parking space for each <br />employee on the maximum working shift; the site plan indicates 10 <br />employees. A total of 11 parking spaces are proposed on the site plan, one <br />of which will be designated for handicapped use. <br /> <br /> <br />
