Landscaping is proposed to consist of twenty 6 foot <br />hlgh Black Hills Spruce trees along the east boundary of Lots 2, 3 and 4. <br />~e screening and landscaping plan is in conformance with City Code <br />~uirements. The fence will require a building permit as it is greater than 6 <br />fe,t in height. <br /> <br /> I~?ina~e: As a result of this proposed expansion, approximately 1.2 <br /> : ~itiorial acres which currently are tufted are rendered impervious. This <br /> Will result in additional 4.3 CFS from a rainfall event having a five year <br /> r~urrence interval. Approximately one-third of this runoff will occur south <br /> ~ithe proposed building and be directed toward Basalt Street N.W. and <br /> ~n east along the ditch line where it flows to the north and eventually to an <br /> t-g inch culvert underneath Basalt Street I'/.W. The other two-thirds of the <br /> off will be generated north of the building and will be diverted onto LOt <br /> i~f the property which is being reserved for future expansion. I would <br /> r~ommend that some provision be made on Lot 4 to accept the drainage <br /> fi6m both the ditch and the large paved area prior to it being discharged to <br /> the culverts crossing Basalt Street N.W. The size of the detention pond <br /> Should be such that it would reduce the runoff through the culvert to the pre- <br /> 6,~sting conditions. <br /> <br /> B~ildin~ Materials: The proposed structure will be a cement block <br /> 'db~nstru~tion. Some integration of color or texture into the block would be <br /> ciesireable. <br /> <br /> <br />
