Subdivislo~,~ - ~esign Standards <br /> <br />§ 9.50.30 <br /> <br /> 10. Street Lights. After consultation with Anoka <br /> Electric Cooperative or other provider of <br /> electrical services, the City Engineer shall <br /> place within the development agreement, a <br /> street light construction plan which will then <br /> be constructed as a Stage I Improvement, the <br /> cost of purchase, installation and three year's <br /> operation and maintenance thereof being <br /> included within the development agreement <br /> as a Stage I Improvement. <br /> <br />Stage II Improvements. <br /> <br />I. Street Striping And Signing. Upon completion of the <br /> street, the owner or developer shall install all street signs and <br /> traffic signs as required by the City Engineer. Street striping <br /> shall be completed on all major thoroughfares, commercial and <br /> industrial streets as required by the City Engineer. Striping shall <br /> be completed after sealcoating is done. <br /> <br />2. Street Sweeping. Following the completion of all <br /> construction, the developer or subdivider shall sweep the streets. <br /> <br />3. Sidewalk. In areas as required by the City Council, the <br /> developer or subdivider shall install sidewalk in accordance with <br /> plans and specifications approved by the City Engineer. <br /> <br />4. Sealcoating. Within two years after the construction of the <br /> streets, the developer or subdivider shall sealcoat the streets in <br /> accordance with City specifications. The time schedule on <br /> sealcoating may be extended by the City if less than 50% of the <br /> lots within the Subdivision have been developed. <br /> <br />5. Adjusting Water Shut-Off Boxes. The water shut-off <br /> boxes shall be adjusted at the time the final boulevard grade is <br /> established. The water shut-off boxes shall remain visible after <br /> the boulevard sod is installed. <br /> <br />6. Boulevard Sodding. This item shall be completed just prior <br /> to occupancy of the building. This item may be completed <br /> sooner provided the developer or subdivider maintain the sod <br /> until the dwelling or structure is occupied. <br /> <br /> Maintenance of Storm Water Sewer and Facilities. <br /> Upon completion of ali work within a subdivision, including the <br /> sodding, the developer or subdivider shall clean all storm water <br /> sewers. The developer or subdivider shall also remove silt from <br /> all ponding areas which received runoff from the development <br /> property. <br /> <br /> <br />
