10. <br /> <br />11. <br /> <br />The otttdo~.r display area shall maintain a seventeen and one-half (17.5) foot setback from <br />the fro.hr pi'bpeny line of the subject property. <br /> <br />The su~Je.e[ property shall maintain a minimum of eleven (i 1) off-street customer/employee <br />parking spfices, one of which will be designated for handicap usc and 5 of which will be <br />reservetd x(6i' customers. <br />The oatd60r display area and customer/employee off-street parking spaces shall be <br />restricl~l i6 those areas of the parcel that are surfaced with either concrete or asphalt, with <br />the exd..ep~bn of a display area in the front yard which shall be developed with turfed and <br />landsC~e~ Ipark-like setting for the display of no more than two (2) recreational vehicles. <br />The Pe,~tm{ltee shall be responsible for installing the following required improvements: <br /> <br />a) iconcrete or asphalt driveway, customer parking, employee parking, and vehicle <br /> i di~lay area. <br /> <br />b) Concrete curbing along the perimeter of paved areas. <br /> <br />c) 'Landscaping in accordance with the plan dated <br /> <br />In order to ~nsure the installation of the improvements described above, the Permittee shall <br />be reqtiire~_ to deposit a financial guarantee with the City in the form of cash or letter of <br />credit, approved by the C~ty as to form, m the amount of Dollars <br />($ ~:!), which is 150% of the City's estimated cost of the improvements. <br /> <br />Upon ,iorni~letion of the construction of the improvements, as certified by the City <br />Engineer, ih~e financial guarantee shall be released and any credit balance remaining in the <br />condtti an~Fuse permit escrow account shall be returned to the Permittee. However, the Permittee does not relinquish their rights under <br />Minne.qota Statutes Chapter 429, or Ramsey City Code Chapter 4, to appeal the amount of <br />the asSessments. <br /> <br />The Cily Administrator, or his designee, shall have the r/~ht to inspect the premises for <br />compli~ndeland safety purposes annt~ally or at any time, upc~n reasonable request. <br /> <br /> <br />
