Additionally, adequate space shall be provided to access <br />gas pumps and allow maneuverability around the pumps. <br />Underground fuel storage tanks are to be positioned to allow <br />adequate access by motor fuel transports and unloading operations <br />do not conflict with circulation, access and other activities on the <br />site. Fuel pumps shall be installed on pump islands. <br /> <br />A protective canopy located over pump island may be an accessory <br />structure on the property and may be located 20 feet or more from <br />the front lot line, provided adequate visibility both on and off site is <br />maintained. <br /> <br />All exterior wall finishes on any building shall be: a) face brick; b) <br />natural stone; c) specifically designed pm-cast concrete units whose <br />surfaces have been integrally treated with an applied decorative <br />material or texture; d) factory fabricated or finished metal framed <br />panel construction, if the panel material is to be of those noted in a, <br />b, or c above; and e) other material as may be approved by the <br />Planning and Zoning Commission and Council. Combinations of <br />such materials shall be permitted. <br /> <br />The entire site other than that covered by structures, concrete or <br />asphalt shall be finished with turf and/or plantings up to the edge of <br />improved street(s). <br />A continuous and permanent concrete curb not less than six (6) <br />inches above grade shall separate the public sidewalk from motor <br />vehicle areas. <br /> <br />At the boundaries of the lot, a strip of not less than 10 feet shall be <br />landscaped and screened. <br /> <br />Each light standard base or island and all islands in the parking lot <br />shall be landscaped or covered. <br /> <br />Vehicular access points shall create a minimum of conflict with <br />through traffic movement, and shall be subject to the approval of the <br />City. <br /> <br /> <br />
