Sketch Plan Review: <br />March 4, 2004 <br />Page 3 of 3 <br /> <br />A Minor Plat <br /> <br />12. <br /> <br />Park Dedication: The plat will be reviewed by the Park Commission at 6:30 p.m. on <br />Thursday, April 8, 2004 for a recommendation on park dedication requirements. The City has <br />the option ~br cash, land, or a combination of the two. The current cash payment rate ibr park <br />dedication is $2,200 per new lot created. The. Park Commission's recommendation will be <br />brought forward to the City, Council along with the final plat. <br /> <br />13. <br /> <br />Tree Preservation Plan. Please indicat_e (with relation to the proposed house pad), the limits <br />of the tree canopy on the new buildable lot, what trees will need to be removed, and their <br />species. <br /> <br />14. <br /> <br />Resubdivision Plan: City Code requires a re-subdivision plan to show that the proposed <br />large lot subdivision will. not hinder orderly redevelopment of the property in the event City <br />services are extended to the subject area. City Code requires the submittal of a.resubdivision <br />plan prior to final plat approval. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, March 11, 2004, at the <br />Ramsey Fire Station No. 1, 15050 'Armstrong Blvd. NW, to-review your sketch plan. You, or <br />your representative, are strongly encouraged to attend the meeting in order to answer any <br />questions that may arise. A copy of the case cover sheet is enclosed.
