CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW OF NAU INSUR,~CE OFFICES; <br />CASE OF SHARP & ASSOCIATES, LLC <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Sharp & Associates, LLC is proposing to construct a 21,500-square-foot office building on <br />the property located on the north side of U.S. Highway 10 between Sunfish Lake Blvd. and <br />Ramsey Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Building elevations <br />Landscaping plan <br />City Staff review letter dated March 4, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The proposed office building will be located on an outlot of Deal Industrial Park on U.S. <br />Highway 10. This outlot will need to be platted before final approval of the site plan. The <br />subject property is zoned B-2 Business; office buildings are a permitted use in this district. <br /> <br />The proposed building exceeds the required front, rear, and side yard setbacks as well as lot <br />coverage requirements. Additional trees and shrubs will be required to fully meet City Code <br />landscaping requirements. <br /> <br />The submitted building elevations indicate a combination of masonry and metal wall <br />finishes. The proposed metal material does not meet the architectural standards for <br />commercial buildings, as outlined in City Code. <br /> <br />There are two existing field accesses to the site from U.S. Highway 10. The site plan <br />proposes to use of these accesses for the new development. Staff is recommending that the <br />other access be closed, and that the existing frontage road to the west be extended across this <br />property. Staff has sent the site plan to MNDoT but has yet to receive any comments from <br />that agency. <br /> <br />Staff is also recommending some relatively minor changes to the Grading and Drainage Plan <br />be~bre this plan goes to the City Council for review. <br /> <br />.. 71 <br /> <br /> <br />
