CASE #

REQUEST FOR SITE PLAN REVIEW OF NAU INSUR,~CE OFFICES;
CASE OF SHARP & ASSOCIATES, LLC
By: Amy Geisler, Associate Planner

Background:

Sharp & Associates, LLC is proposing to construct a 21,500-square-foot office building on
the property located on the north side of U.S. Highway 10 between Sunfish Lake Blvd. and
Ramsey Blvd.

The following items are enclosed for your information:

a)
b)
c)
d)
e)

Site location map
Site plan
Building elevations
Landscaping plan
City Staff review letter dated March 4, 2004

Notification:

Site Plans do not require a public hearing.

Observations:

The proposed office building will be located on an outlot of Deal Industrial Park on U.S.
Highway 10. This outlot will need to be platted before final approval of the site plan. The
subject property is zoned B-2 Business; office buildings are a permitted use in this district.

The proposed building exceeds the required front, rear, and side yard setbacks as well as lot
coverage requirements. Additional trees and shrubs will be required to fully meet City Code
landscaping requirements.

The submitted building elevations indicate a combination of masonry and metal wall
finishes. The proposed metal material does not meet the architectural standards for
commercial buildings, as outlined in City Code.

There are two existing field accesses to the site from U.S. Highway 10. The site plan
proposes to use of these accesses for the new development. Staff is recommending that the
other access be closed, and that the existing frontage road to the west be extended across this
property. Staff has sent the site plan to MNDoT but has yet to receive any comments from
that agency.

Staff is also recommending some relatively minor changes to the Grading and Drainage Plan
be~bre this plan goes to the City Council for review.

.. 71
