Avenue North <br />Maple Grove, MN 55369 <br /> <br />Re: Site Plan - NAU Insurance Company <br /> <br />Dear Dermis: <br /> <br />We are in receipt of' a Site Plan, Landscaping Plan, and Building Elevations prepared by RJT <br />Architects dated February 4, 2004 and a Grading and Drainage Plan prepared by Hakanson <br />Anderson dated February 3, 2004. We offer the ~bllowing comments: <br /> <br />General: The site plan is proposing to develop a 21,564-square-foot office building on an outtot <br />of Deal Industrial Park. The site is generally located on the north side of U.S. Highxvay 10 <br />between Sunfish Lake Blvd. and Ramsey Blvd. This lot will need to be platted before final site <br />plan approval is granted for the project. <br /> <br />Zoning: The site is currently zoned B-2 Business; office buildings are a permitted use in this <br />district. <br /> <br />Lot Coverage: The site plan proposes a 21,564-square foot office building on a 3-acre lot, fora' <br />total lot coverage of approximately 16% (the maximum allowed under City Code is. 35%). <br /> <br />Utilities: This site is proposed to be served by municipal sewer and water. These utilities <br />currently exist within a 40-t'oot easement along the north boundary of the site. The development <br />proposes connecting to these mains at the northeast comer of the property. It should be noted that <br />no terminal manhole currently exists at the end of this sanitary sewer. A 48-inch manhoIe must <br />be installed. <br /> <br />[n addition to the cost of the manhole, the standard trunk charges must be paid on this parcel. The <br />2004 trunk charge is $21,405 (3.0 acres x $7,135/acre for water and 3.0 acres x $3,204/acre for <br />sewer). Sewer Availabili~ Charges (SAC) and Water Availability Charges (WAC) will be <br />collected at the time of building permit applicat/on. These will be based on projected water usage <br />within the building. <br /> <br />Setbacks: The building location exceeds the 35-foot front yard, 10- and 20-foot side yard, and <br />35-~'eet rear yard setback requirements. <br /> <br />77 <br /> <br /> <br />
