City Code also requires'one (1) tree per every forty (40) <br />lineal feet of site perimeter to be planted throu~out the site. Of'these trees, there must be at <br />least one (1) tree planted per thirty-five feet (35) along any public road frontage on the property. <br />City Code also requires that no less than 25% of the trees planted be deciduous and no less than <br />25% be corfiferous. Furthermore, City Code requires that no more than 25% of the trees planted <br />consist of ornamental trees. <br /> <br />I_n addition to these plantings, City. Code also requires that one (1) overstory tree per ten (10) <br />parking stalls be installed to provide shade and visual relief. In addition to the trees that are <br />required, City Code states that five (5) shrubs be planted for each required tree. <br /> <br />There are a total of 38 trees and 62 shrubs shown on the submitted site plan. Eleven additional <br />trees will be needed to meet the minimum tree req.uirements in City Code. The Amur Maple <br />shown on the landscaping plan is a prohibited species. Please consult the Ramsey Tree Book for <br />preferred and acceptable species. Also, several trees are shown on the northwest corner of the <br />proposed building along with some future parking stalls. If these trees will need to be removed <br />for additional parking in the future, they should be relocated to another area of the site. <br /> <br />The minimum shrub requirement of 5 shrubs per tree is not met on the submitted landscaping <br />plan. The total number of 62 shrubs is deficient by 183 shrubs. While it may not be feasible to <br />include this many shrubs on the site, some additional shrubs could be installed along the <br />perimeter of the site or along the building foundation. Finally, there do not appear to be any <br />significant trees on the site; if there are, these must be shown on the landscaping plan. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other. <br />material approved by City Council. The submitted building elevations indicate a combination of <br />masonry and metal wall firfishes. The proposed metal material does not meet City, Code <br />requirements. A color elevation should be submitted, to be shown at the Planning Commission <br />meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. Please submit irutYrmation on waste storage for the <br />proposed office building. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 300 square <br />tbet of office space. There appears to be approximately 35,192 square feet of office space over <br />the two stories of the proposed building, for a required total of 117 parking spaces. 111 spaces <br />are shown on the proposed site plan. Staff would like some clarification on the parking <br />calculations before the site plan proceeds to the City Council. <br /> <br />Lighting: There is no lighting plan included in the submittal.
